Start with occupancy and layout
Offices fall under Business, shops and markets under Mercantile and halls under Assembly. Each brings different crowds and fire loads, so the starting point is how the building is actually used.
Systems to review
Depending on the building, relevant systems may include manual alarms, automatic smoke detection and alarm, sprinklers, extinguishers, hose reels, risers, yard hydrants, tanks and pumps, public address and signage. Not every building needs every system.
Smoke and escape
Large floor plates, atria and basements may need smoke management. Escape routes should be clear, signed and within suitable travel distances.
Management matters
Maintenance, tenant coordination, training and drills keep the arrangements working. A periodic audit helps catch drift as use changes.
- Are exits and stairs clear at all times?
- Is detection and alarm tested?
- Do staff know what to do and where to go?
- Has the building changed since the last review?
